Tips for a Successful Home Sale

Selling a house is neither simple nor a short process. It often requires weeks, if not months, of pre-sale preparation, and once on the market, the added task of keeping the property ready to show on short notice.  No wonder so many homeowners dread the thought of added work, losing the freedom to live as they want in their little fiefdom and perhaps worst of all, throwing their asset into a moody market.

What’s a seller to do?

Review the Past: Failure to disclose past events, current conditions or other material facts is probably  the top cause of lawsuits.  When selling a property, there are no secrets. You may love the foghorn that trumpets its warning in the middle of a foggy night, but your buyer may find it an annoying surprise. Ditto for that little drainage problem, plumbing issue etc.  Fill out the seller’s transfer disclosure with the zeal of a budding novelist. It’s tell all time.  Ask for an addendum if needed.  Most of all don’t hold back or it might come back to cost you later.

Look into the Future: Buyers almost always want to know why the homeowner is selling a property.  It is a fair question–be honest.  If the buyer will be surprised by new construction that will block the view or create traffic or noise issues in the future, deal with it now.  Reveal what you know about the future.

Accept the Present: The old real estate market is gone, a new one may be right around the corner, but the present one is the one we have now.  Buyers are shopping and the marketplace offers many options. Make sure your property is memorable.  Maximize its best features, minimize its flaws. Then step back and let the process begin.

What happened to my million dollar PV home?

There are forty-one homes on the Palos Verdes Peninsula priced under $1,000,000, not including the Eastview area of Rancho Palos Verdes.  Three years ago it was difficult to find three homes priced for less than one million dollars in this California coastal community with an award winning school system.

Homeowners are growing weary of their current real estate ride; instead of the robust double-digit equity increases they racked up annually during the upside of the real estate cycle, they are facing declining values and dwindling equity during the downside of the cycle.  The slide down is not nearly as much fun as the climb up, and the best we can hope for is a soft landing when we reach the bottom.

The best way to cope with change is to expect it, recognize it and adapt to it.  Like many other assets, real estate values are in a constant state of flux influenced by economic, political and other forces beyond our control including Mother Nature!  For most homeowners the gains were “paper gains” and not “realized gains.”  But like a stock that soars and then sinks before it is sold, the loss feels very real.

On the positive side, the real estate slowdown is just that, a cooling off from the hot market our area enjoyed for several years. It has not come to a grinding halt.  As a seller, you may have to consider accepting an offer with contingencies unacceptable only a few years ago.  As more homes come on the market and remain there longer, buyers have more choices. They have time to shop.  Consequently, they will be looking for the properties offering the best value, terms and conditions.  From the seller’s standpoint, the market has become much more competitive.

From the buyer’s standpoint, the pressure to write an offer within 24 hours of a home being listed has all but vanished. (There are exceptions to this rule–just last week my buyer’s offer was one of three great offers submitted on a new listing. All offers were over asking price.)  The frustrating situation of being one of several offers is occurring less often. There is no question, buyers have removed themselves from the bidding war frenzy and are shopping for value, value, value!

What a difference a year makes. Serious sellers are paying attention by pricing their home based on recent sales in their neighborhood, not on speculative dreams.  Serious sellers are prepping their home for sale with clutter removal, general cleanup, repairs, replacements, paint and a healthy dose of patience.  In short, the buyers are being courted with pristine condition, competitive price and outstanding value.

Serious buyers are meeting with lenders to discuss financing options prior to submitting an offer.  Serious buyers are prepared to walk away from an overpriced property if they even bother to look at it.  Today’s savvy buyer eliminates many homes on price, condition and location without ever stepping inside the front door.  Shopping for a home is serious business, not a pastime, for today’s selective buyers.  It is a major investment and a large asset that is expected to provide shelter, provide some tax relief and perhaps most importantly, be worthy of being called home.

What’s the Value of a Palos Verdes View

The Palos Verdes Peninsula possesses a full portfolio of views. Would you like ocean and island view? We have it. How about city lights? Yes, lots of those available. Are you happy with a peek-a-boo view? Those are quite common. If only a panoramic view will do, the price will reflect a big view is included.IMG_3030

Many buyers want to know what a view will cost. Sellers want to know what their view is worth. Pricing a view is one of the most subjective things an agent must do when listing a view property. History and experience helps us with this subjective and opinion filled task.

Last week my business partner and I decided to approach pricing view properties based on a more scientific approach. Using the sales from a recent 30 day period, we compared the price ratios of homes that sold with no view, any view, ocean views and panoramic views. We placed all single family sales in the most appropriate view slot. We then calculated the price per square foot for averages for each type of sale. The ratios of each category revealed rough estimates of the premium buyers place on each type of view.

The results:

    Homes with a small view sold for an average of 10% more than homes with no view.

    Homes with any view sold for an average of 17% more than homes with no view.

    Homes with ocean views sold for an average of 25% more than homes with no view.

    Homes with panoramic views sold for an average of 40% more than homes with no view.

There are many variables in this calculation (which means it still remains very subjective) and the percentage will vary with the number of homes sold and the type of view those properties possessed. Pricing a view home is best done by a knowledgeable and experienced agent because certain views are considered more valuable than others even though they may both be deemed panoramic.

We had fun compiling the list and assigning a value to our Palos Verdes views, but please remember the true value of view is determined by what buyers are willing to pay for view properties.

In Search of a View

Many people move to Palos Verdes CA for the schools, others come for the location, but I believe the strongest card the Palos Verdes Peninsula has to play is the VIEW CARD.  It is a fantastic little decision maker when it is time to buy a house.  Right now I have two couples searching for the perfect view.  Fortunately, their idea of perfect is just enough different to keep both of them from coveting the same house with a view.City Lights

One couple wants the wide open Pacific Ocean view with a bit of coastline, Catalina Island, cruise ships and a few lights at night.  The other couple prefer a few more lights at night to keep the view alive 24/7.  Of course, if the right house comes along and the view is a little off, most buyers will accept it as being close enough to perfect for them.  The reverse is also true; if the view is right but the house is less than dreamy they are usually willing to do a makeover on the house. 

A phrase I often repeat when working with view clientele is, “Buy the view you want because you can’t put it in later.”  A new kitchen is easy to add later, a view is another matter.

A House With a View

First, let me tell you on my very first post that I’m crazy about a house with a view. This affliction was not acquired until midlife, or to be more precise, it began when I moved to California from the flat-lands of Florida and bought a house on the Palos Verdes Peninsula, or as the locals affectionately call it,  The Hill.
