Norma Toering’s The Estates at Trump National Golf Course Market Report for 2011–Yippee, There Were Sales!

If you’re searching for a high end luxury coastal home in the Greater Los Angeles area, or more specifically on the Palos Verdes Peninsula. The Estates at Trump National in Rancho Palos Verdes will most likely be on your list.

First, a little history about the gorgeous setting overlooking the Pacific Ocean, and located on the ocean side of Palos Verdes Drive South. Construction at the site began in the late 1990s when the Zuckerman brothers still owned the property. After a decade of working with the Coastal Commission grading began and the ocean view golf course began to take shape. Unfortunately, the 18th hole became a gigantic sinkhole (I peered into it and it was alarmingly huge and frighteningly deep).

I remember the day I received the phone call asking me to come to Trumps, or Ocean Trails as it was called before Donald Trump purchased the property, to witness the disappearance of the 18th hole. Near silence pervaded the group as we walked as close as we dare to gauge the severity of the calamity. It was serious and it required millions of dollars to repair. Enter Donald Trump, and the rest is history. The former Ocean Trails became Trump National, the 18th hole was repaired, but the Great Recession followed soon afterward.

The project weathered natural disaster and a disastrous economy, but finally, after a very trying decade, sales are beginning to happen.

2011 sales at The Estates at Trump National:

2980 Twin Harbors View Drive sold for $3,200,000. The 5517 sq. ft. ocean view home has five bedrooms and eight baths.

32045 Isthmus View Drive closed escrow in October. The sale price was $7,150,000. The panoramic ocean view 11,000 sq. ft. property has five bedrooms, nine baths and a gorgeous infinity pool.

There are currently four homes for sale at The Estates at Trump National Golf Course in Rancho Palos Verdes. The prices range from $4,200,000 to $10,000,000. Contact Norma Toering & Team to arrange your private showing.

If anyone thinks the local Palos Verdes real estate market has lost its sizzle this summer a quick glance at the number of pending sales should erase all doubt. These numbers should give buyers a shot of confidence and boost the sagging morale of sellers questioning whether their home will sell in this “slow” market.

Palos Verdes Estates: 28 Single Family Homes are in escrow.

How’s the Real Estate Market in the Ladera Linda Neighborhood in Rancho Palos Verdes?

I love the Palos Verdes Dr. South corridor. Sure, the infamous Palos Verdes Landslide is located on the south side of the Palos Verdes Peninsula, but so are Trump Nation Golf Course and Terranea Resort. It is also home to some of the most spectacular ocean views in Southern California. Ladera Linda is tucked away up in the hills overlooking Donald Trump’s multi-milion dollar homes and his oceanfront 18-hole golf course.

Inventory remains low in Palos Verdes and the trend continues in the micro neighborhood of Ladera Linda with only one home on the market. I’ll gather up some of my favorite view photos of the Palos Verdes Drive South and Ladera Linda neighborhoods and you’ll see why homes in the area are sought after by buyers.

Walk down the hill, stroll through the golf course and follow the trail access to the beach!

Housing Happenings around The Hill

Residents often refer to the Palos Verdes Peninsula as “The Hill” when referencing where they live. We are surrounded by the flat-lands of San Pedro, Torrance, the Beach Cites, and of course, the Pacific Ocean. “The Hill” is considered a desirable view from Long Beach to Manhattan Beach with its twinkling lights reaching high into the night time sky.

There are under 200 single family homes for sale on the Palos Verdes Peninsula as I write this. Palos Verdes Estates has four homes priced under $1,000,000 with the other 58 falling somewhere between $1M and the high price of just over $5,000,000.

Rolling Hills has 20 single family homes for sale with the low price at $1,299,000, $12,800,000 at the high end and currently the most expensive home for sale on the Palos Verdes Peninsula.

The least expensive single family home for sale in Rancho Palos Verdes is listed at $750,000 and is located in the Silver Spur neighborhood. The Estates at Trump National tops the high end with a panoramic ocean view home listed for $12,000,000.

Oceanfront in Rancho Palos Verdes

Oceanfront is a luxury development in Rancho Palos Verdes and many of the homes have panoramic ocean views. Today, the broker open house tour included four Oceanfront homes, and I previewed all four. The homes currently for sale range in price from a low of $3,195,000 up to $$7,900,000. I began at the low-end and worked my way through the neighborhood and ended my tour with the grand finale–the $7,900,000 property.

So what does $3,195,000 buy in this Southern California coastal development? The answer awaits: Over 5000 sq, ft., an oean view, pool and a huge lot (over 25,000 sq. ft) within steps of the the ocean bluffs. Built in 2001 the home wears the past decade well. The one-level home is a rare find in a community of two-level residences.

I know you’re wondering what your purchasing dollars buy for $7,900,000. This former model showcases over $2,000,000 in upgrades alone in over 8,000 sq. ft. with pool, a stunning view and a 32,000 sq. ft. lot. Built in 2002 the property oozes luxury in every inch of its palatial space.

My favorite Oceanfront home on the tour today is listed for a mere $5,675,000 and it includes an indoor pool in nearly 8,000 sq. ft. The lines and design are sleek with a timeless classic feel. There are ample patios and balconies to soak up the coastal views and ocean air.
